The New Year is bringing exciting activity to Gemini Business Park in Twin Falls! The park is located at the corner of Champlin Way South and Orchard Drive East, just south of Clif Bar. It’s a new industrial development that plans to offer more than 1.2 million square feet of state-of-the-art, high-quality Class “A” space. The development will offer various size spaces for lease ranging from 6,000 to 200,000 square feet, insulated concrete panel design, 28-foot clear height, dock-high doors, and heavy-duty concrete paving. To date there is no other industrial development in Southern Idaho that offers this caliber of industrial design for lease.
Summit Creek Development, a local development and construction company known for successful projects in Southern Idaho, is building Gemini Business Park. Phase 1 construction started last fall with the forming and pouring of concrete slabs and panels. The panels will be lifted into place to finish about 120,000 square feet across three buildings this spring, and businesses can set up shop there beginning in early summer. In addition, the developer is building out needed public improvements including widening of Champlin Way, the addition of a new street through the development, expansion of water and sewer capacity, and electricity and natural gas extensions.

The business park covers 78 acres and is included in the Orchard Drive East Urban Renewal Project Area. The Urban Renewal Agency of the City of Twin Falls is helping by providing the money needed for public improvements like roads, water, sewer, and other public utilities. The Agency receives this money from taxes paid on the increased value of the property and improvements made by the private developer over the next 20 years.
This teamwork between the public and private sectors allows projects to happen smoothly and keeps things moving forward for new economic opportunities. Without the Urban Renewal Agency’s support, the infrastructure needed for these developments could be too expensive, making it hard to grow the tax base and create jobs. On the other hand, without private investment in property and facilities, the Agency wouldn’t have the funds to help. So, working together is a win-win for everyone!
